Cambridge

Cambridge is a city approximately 55 miles north of London, spanning the River Cam, and is home to the world-renowned Cambridge University. The City has a catchment population of over 560,000 people and is regarded as one of the most affluent in the UK. The location has excellent roads and communications, with the M11 providing direct access to London and the M25, with the A14 linking the city to the Midlands and the east coast ports of Felixstowe and Harwich. Cambridge railway station has regular services to London’s Kings Cross and Liverpool Street with the fastest journey time of 50 minutes. Further direct services go to Kings Lynn, Ipswich, Norwich, London Stansted and Birmingham.

Cambridge University is regarded as world leading, established in 1209 and today has in excess of 20,000 students from all over the world. It is also one of the UK’s richest institutions and has been a catalyst behind the 152-acre Cambridge Science Park, which is currently home to over 130 companies.

The office and laboratory sector in Cambridge has returned to pre-C19 levels with demand for Grade A stock remaining high, and the shortage of stock is pushing rents and values upward.

As with the majority of the UK, the industrial and warehouse sector in Cambridge has thrived over the last 18 months, exacerbated by the shortage of laboratory space which is forcing occupiers to consider conversions.

Cambridge University’s intention to invest £1 billion into new research facilities will also see some 3,000 new homes and five new schools north west of the City.

Further strengthening its economy, Astra Zenica are investing £330 million in a global research HQ on the new 70-acre Cambridge Bio Medical Campus, adjacent to Addenbrooks Hospital.
